Where are these suburbs?

It is no secret that Perth is home to some pristine and beautiful beaches on the Indian Ocean coast, especially those located in the City of Wanneroo. Perth coastal strip suburbs are better known as the Sunset Coast, a strip of coastal suburbs that runs from Perth, north along the WA coast to Yanchep (70km or about an hour’s drive from the CBD). Perth outer western suburbs are both close to the city and the beach. The sunset coast is home to some wonderful clean and unspoiled white beaches. Here you can watch the sun setting on the Indian Ocean from one of the beachside cafes.

Why the Wanneroo beachside region?

The coastal strip suburbs are popular for those who want to live close to the water. Property prices vary depending on the size and location. As a general guide the closer you live to the ocean and Perth the more expensive you can expect the property to be – however there are some affordable pockets still available in the Wanneroo Region. We take a look at some other reasons why it is considered a first home buyer hotspot in Perth:

Transport & Location – The WA Government has recognised that Perth’s northern suburbs are one of the fastest growing areas in Perth, and that is why they are committed to getting the access right with both road and rail – especially with Joondalup only 15 mins away and Perth CBD approximately 40 mins. The projects to improve the infrastructure include:

  • The recent extension of the Mitchell Freeway to Butler
  • Possible future extension of the Mitchell Freeway to Yanchep
  • Metronet rail extension to Yanchep (to be completed by 2021) – allowing commuters to travel from Yanchep to Joondalup & Perth CBD
  • The widening of Marmion Avenue to Yanchep

Schools – The Wanneroo City area is home to some very popular schools; these include Mindarie Senior College, Peter Moyes Anglican Community School & Quinns Baptist College. The Wanneroo Council has also placed a greater emphasis on early learning centres allowing approval for extensive childcare centres and preschools.

Lifestyle – With the blue waters of the Indian Ocean and white sandy beaches on its doorstep, plus a range of new & modern amenities such as landscaped parks, walking and cycle pathways, medical centres, schools, child care facilities, cafes and restaurants, Perth’s northern suburbs are fast becoming a great choice for lifestyle for young families and couples.

The Wanneroo economy

The City of Wanneroo area is one of the largest Local Government Areas in metropolitan Perth and is also one of the fastest growing areas in Australia, which means a great number of jobs will be on offer.

The State Government’s Metronet railway expansion and plans to ease congestion on roads will see $2.3 billion spent on infrastructure. Some of the projects that will directly benefit the Wanneroo region include:

  • Mitchell Freeway Extension and land expansion
  • Construction of dual carriageway on Wanneroo Road
  • Marmion Avenue widening – benefiting suburbs like Jindalee, Alkimos, Eglinton, Yanchep & Two Rocks.
  • Rail extension to Yanchep

Furthermore, new land releases are driving plenty of construction activity & jobs in Wanneroo’s beachside suburbs.

The City of Wanneroo population forecast for 2017 is 207,168 and is forecast to grow to 411,006 by 2041.

Wanneroo’s beachside Housing

The WA’ Government’s emphasis on building more housing along the Sunset Coast has meant more developers are flocking to Wanneroo’s beachside suburbs which are attracting those first home buyers looking for affordable homes and a great lifestyle.

According to APM Data, the median house price in Wanneroo is currently $425,000 and the median unit price currently stands at $230,000 (as of August 2017).

The median prices mentioned shows affordability in terms of house & unit prices for first home buyers. Some of the beachside suburbs will have a similar median include the following:

  • Quinns Rocks
  • Clarkson
  • Butler
  • Jindalee
  • Eglinton
  • Yanchep
  • Two Rocks
