A pre-approval is critical for first home buyers

When it comes to buying property, carefully considering all your circumstances & options, and having to act fast when you need to can be quite a challenging task for first home buyers.A home loan pre-approval involves the lender checking your credit history, verifying your income, and on the basis of that information, providing you with a figure you can borrow for your first home. A pre-approval is usually subject to a range of conditions being met by the first home buyer – these will vary from lender to lender.

A pre-approval can also be referred to as one of the following terms by some lenders; Conditional approval, Approval in principle, Indicative approval, Homeseeker

How does the FHBA Pre-approval work?

  • FACT FIND

Your FHBA Coach/Broker will contact you within 24 hours of your enquiry submission to conduct a comprehensive fact find so we have all the information to get you pre-qualified. If you pre-qualify your FHBA Coach will request a list of documents.

  • DOCUMENT COLLECTION

Following the fact find, your Coach will request a list of documents that you can upload through our secure FHBA Journey Tracker. The FHBA Team will check they have everything and input all the information to work out your borrowing capacity.

  • LODGE PRE-APPROVAL

Once your FHBA Coach has analysed the information we will provide you with 3-5 suitable lending options that suit your circumstances. We will send these to you for your review & selection. We will then lodge the pre-approval documents within 24 hrs.

Benefits of a pre-approval

Search for eligible properties

A pre-approval will allow you to only search for affordable properties that are within your budget for 90 days, as a pre-approval will show exactly how much you can borrow.

Bid/Offer with confidence

A pre-approval will allow you put offers up to your maximum limit and/or give you confidence to bid at an auction if that is how your dream home is being sold in the market

Giving you the upper hand

If you have a pre-approval and you are competing against someone bidding the same amount, the agent may prefer you as you are showing you are more serious about buying
