Hotspot in Focus: Ellenbrook (WA)

The suburb of Ellenbrook has been around for decades, however, only recently has it become known as one of the fastest growing residential areas of Perth. Ellenbrook is a northeast suburb of Perth, Western Australia, about 21 km from Perth’s Central business district (CBD), located within the City of Swan. Some other popular suburbs near Ellenbrook, include The Vines and Aveley – these have attracted a lot of first home buyer interest lately. We take a closer look at hotspot Ellenbrook.

Why the Ellenbrook region?

Situated next to WA’s famous Swan Valley, home to world-class wineries, breweries, and tourist attractions, Ellenbrook is just over 20 km’s from the Perth CBD. There are various reasons why Ellenbrook is considered to be a first home buyer hotspot, some of these include:

Variety & Lifestyle – Ellenbrook is a planned community, with various villages. The villages and town centre are intertwined by a series of pathways and cycle-paths, which are surrounded by nature.

Ellenbrook is a self-sufficient community with plenty of shopping, sport, urban amenities and services available for young families and couples.

Transport & Location – The talk of the Ellenbrook Rail Line began almost 10 years ago when the Labor Government (at the time) announced they would build the train line to Ellenbrook under the METRONET announcement. Since then, it has been called on and off on numerous occasions. However, finally, the Ellenbrook region’s long-awaited rail line would be built by 2022, with construction starting in 2019, according to the current Labor Party’s election commitment.

In August 2017, the Labor Government has also introduced new bus services which connects the Ellenbrook region to the major train routes across Perth. The new service connects residents with direct access to the train line, an alternate route to the CBD and links them to 18 other bus services via Whitfords Station.

For the residents looking to drive to Perth CBD, the route takes about 40 – 60 mins depending on the traffic.

Schools –  The Ellenbrook region offers several council owned child care centres as well as private child care centres, giving young families a lot of choices. There are also several primary and high schools located in the region for the kids as they get older. Some of the more popular schools in the area include:

  • Ellenbrook Primary School
  • Ellenbrook Christian College
  • Ellenbrook Secondary College

The economy

Ellenbrook now has a population of approximately 40,000 residents who live in ‘villages’ clustered around the town centre. There are eight villages known locally as:

  • Woodlake Village
  • The Bridges
  • Coolamon
  • Morgan Fields
  • Charlotte’s Vineyard
  • Malvern Springs
  • Altis
  • Annie’s Landing, the final village in the development schedule.

In 2011, the Australian Bureau of Statistics (ABS) named the Ellenbrook statistical area as having the largest population growth in Western Australia

Occupying 150 hectares, the Ellenbrook town centre provides shopping, office space, entertainment and community services to over 70,000 people in Ellenbrook and surrounding suburbs.

The Ellenbrook area employs over 5,000 people.  And 60% of people who work in Ellenbrook also live in Ellenbrook – which is a positive as the local area employs local residents!

According to APM Data, the median prices in Ellenbrook are as follows (as of October 2017):

Ellenbrook Houses – $380,000

Ellenbrook Units – $277,500

The median prices mentioned above allows first home buyers who are looking to take advantage of the current stamp duty exemptions in WA under the $430,000 threshold. This applies to both established and new housing options.

Due to the strong development in the area new house & land packages have become very popular in the area, especially suburbs such as Ellenbrook, The Vines & Aveley, as first home buyers look to take advantage of the $10,000 FHOG in WA and affordable prices in the area.
