Hotspot in Focus: Brisbane’s Logan Corridor

Logan City is a local government area situated within the south of the Brisbane metropolitan area in South-East Queensland. Situated between the City of Brisbane to the north and the City of Gold Coast to the south, the city also borders the Scenic Rim Region, the City of Ipswich, and Redland City areas. Over the next 20 years Logan is expected to be one of the fastest-growing cities in Queensland, given its central & convenient geographic location.

Why the Logan growth corridor?

Given Logan’s location and younger demographics, Logan is ideally placed for continued growth in the southeast Queensland region – its population is expected to increase to 473,000 residents by 2031.   We take a look at the reasons why it is considered a first home buyer hotspot in Brisbane:

Transport & Location – Logan City is easily accessible by car. Three key highways pass through the Logan region:

  • Pacific Motorway (linking Brisbane and the Gold Coast)
  • Mount Lindesay Highway (linking Brisbane and Beaudesert)
  • Logan Motorway (linking Logan and Ipswich)

Logan City is on the Brisbane-Gold Coastline, with stations at (in order from north to south):

  • Trinder Park
  • Woodridge
  • Kingston
  • Loganlea
  • Bethania
  • Edens Landing
  • Holmview
  • Beenleigh

Two bus companies (Logan City bus service & Park Ridge Transit) also offer local services. In summary, the extensive public transport and freeway links make Logan very accessible regardless of where aspiring first home buyers may be working.

Schools – The Logan City area is home to some very popular and well-known schools; these include Canterbury College, John Paul College, Marsden State High School & Saint Francis College. The Logan Council has also placed a greater emphasis on early learning centres allowing approval for extensive child care centres and preschools.

Lifestyle – As a young city, Logan’s residential neighbourhoods are predominantly fresh and contemporary. New estates continue to flourish, giving locals a wide range of lifestyle options, from leafy suburbs to bushland acreage. Many older suburbs have been revitalised through urban and community renewal partnership projects between Logan City Council and the Queensland Government. Logan’s cafe, restaurant, hotel and club scene has flourished in recent years – you can experience a diversity of tastes in a range of quality venues. Proximity to Gold Coast makes it attractive for first home buyers looking for easy access to the Gold Coast beaches and Brisbane CBD.

The Logan economy

Logan is currently home to almost 20,000 businesses, employing over 130,000 Queenslanders. Over 53,000 new jobs will be created in the Logan area to accommodate expected population growth. It is one of Queensland’s premier industrial addresses and is set to be a market leader in terms of innovative industrial development and will facilitate long-term employment.  Logan has thriving commercial, retail, and manufacturing precincts, as well as health services and wholesale industries.

In conjunction with the QLD Government, Logan City Council has many projects in the pipeline, which is expected to support the Logan Economy over the medium to long term. Some of these projects include:

  • Wembley Road and Logan Motorway Interchange
  • Extend the South-East Busway from Rochedale to Loganholme
  • Widen the Pacific Motorway through Logan
  • Salisbury to Beaudesert Passenger Rail Service
  • Upgrade of Mt Lindesay Highway
  • Logan Hospital expansion
  • Logan Central Masterplan – catalyst development opportunity

Furthermore, new land releases are driving plenty of construction activity & jobs across Logan’s 68 suburbs.

The City of Logan population forecast for 2017 is 315,000 and is forecast to grow to 473,000 by 2031.

Logan’s first home buyer housing

According to APM Data, the median house price in Wanneroo is currently $320,000 and the median unit price currently stands at $186,000 (as of August 2017).
