Hotspot in Focus: Upper Central Coast (NSW)

Our ‘hotspot in focus’ for this fortnight is located in the upper ‘Central Coast’ region of Sydney (NSW). The Wyong District (now a part of the larger Central Coast Council) is located around the coastal lake system of Tuggerah Lake, Budgewoi Lake and Lake Munmorah. The Central Coast now has one council, with the merger of Wyong Shire and Gosford City Councils proclaimed by the NSW Government, earlier in 2017.

Why the Wyong region?

The Central Coast is one of the fastest growing corridors in NSW. The Central Coast has certainly felt the effects of the boom the Sydney property market has had over the last few years, but in saying that buyers are still able to secure a property at reasonable prices if they are willing to look outside of Sydney and the surrounding suburbs.

Variety & Lifestyle – The landscape of the Wyong region varies greatly which means there is something for everyone. The landscape varies from:

  • Coastal land
  • Beachside properties
  • Rural areas
  • Suburban blocks

The region is therefore in a great position to offer a great lifestyle for aspiring first home buyers, considering the seaside access and community feeling across the suburbs of the Wyong region.

Transport & Location – Luckily for first home buyers that need to commute to areas in Metropolitan Sydney and Newcastle, the train network provides them with the ability to get the train to these places for work. It is serviced by NSW TrainLink Central Coast & Newcastle line services traveling from Sydney Central to Newcastle. Peak-hour services to and from Central via the North Shore line also terminate at Wyong – allowing you to get to work and home in approximately 1.5 hours. The journey to Newcastle is also under an hour, which makes Wyong very central if you need to travel to both areas.

For those that need to drive to work, there is easy access to Sydney & Newcastle via the M1 (toll-free freeway) – sometimes referred to as the F3. The travel distance is 94km to Sydney CBD and 73km to the Newcastle CBD.

Schools – The Wyong region offers several council owned child care centres as well as private child care centres, giving young families a lot of choices. There are over 45 primary and high schools located in the region for the kids as they get older. Some of the more popular schools in the area include:

  • Wyong Public School
  • Wadalba Community School
  • Gorokan High School
  • Ourimbah Public School

Wyong is also home to the Central Coast (Ourimbah) Campus of the University of Newcastle!

The economy

The building and development industries play a big role in the economic health of the Wyong region and create a large number of jobs. The region’s council is committed to achieving positive environmental, social and development outcomes for the local community.

The Wyong Shire Economic Development Strategy 2014 – 2039 was set up to ensure the sustainable economic growth of the Wyong Shire area for the next 25 years. It also outlines a five-year program and prioritised actions for the Wyong Shire area until 2019 with the aim to enable a living environment that is appealing for people to live, work, visit and invest in.
Wyong Shire no longer wants to be seen as a “weekender” for Sydney, it is a populous urban area in its own right and is considered to be a strong area of growth after Sydney. The State Government expects 70,000 new residents to move to the Wyong region in the next 18 years, taking the population well over 200,000.

Some economic projects that are currently in the pipeline include:

  • Significant infrastructure projects are underway or planned to include the upgrade of access ramps onto the
    M1 motorway; upgrades to Wyong Road; widening of the Pacific Highway through Wyong; plans for the
    vital Link Road between Wyong and Warnervale; upgrades to major road, intersections to facilitate the Warnervale
    Town Centre; a new railway station at Warnervale; and investigations into establishing a new regional airport
  • Establishing a new Education and Business Precinct in Warnervale proposed to cater for 7,000 tertiary students and create 1,500 jobs
  • Over 8,500 businesses operate in the region, with retail and construction playing a significant role. This is expected to increase as the population grows.

Wyong is a world away from the pressures and pollution of its big city neighbours and boasts 35km of beautiful coastline (twice the foreshore of Sydney harbour)

According to APM Data, the median house prices in some of the more popular suburbs in the region are as follows (as of September 2017):

Hamlyn Terrace – $599,950 

Wadalba – $600,000

Tuggerah – $518,000

The median prices mentioned above allows first home buyers who are looking to take advantage of the current stamp duty exemptions in NSW under the $650,000 threshold
