Hotspot in Focus: Seaford (SA)

The City of Onkaparinga is a local government area located in the southern suburbs of Adelaide, South Australia. It is named after the Onkaparinga River. The Onkaparinga region is home to 50 suburbs, including some of the more popular beachside suburbs of Adelaide which offer a perfect lifestyle for Adelaide’s first home buyers. In this edition we will focus on Seaford & the surrounding suburbs as the primary hotspot in focus.

Why the Seaford region?

The City of Onkaparinga is the largest metropolitan council in South Australia. The city continues to grow rapidly, and suburbs such as Seaford & Seaford Heights are considered some of the best suburbs for livability & lifestyle. Some of the better features of the region include:

Variety & Lifestyle – The landscape of the Seaford region varies greatly which means there is something for everyone. The landscape varies from:

  • The hills
  • Coastal land
  • Rural farmland
  • Suburban blocks
  • Light industrial areas
  • Vineyards

The region is therefore in a great position to offer a great lifestyle for aspiring first home buyers, considering the seaside access and community feeling across the suburbs.

Transport & Location – The extension of the ‘Seaford Railway Line’ (Adelaide Metro) was completed a few years ago in 2014. This included a new 1.2 kilometre elevated rail bridge over the Onkaparinga River, and new railway stations at Seaford Meadows and Seaford. The commute to and from Adelaide CBD takes approximately 50 mins to an hour.

There are also extensive local bus services for the City of Onkaparinga which service local routes to and from the main stations, run by a public bus company called SouthLink

For those aspiring first home buyers looking to take the road option, it takes about 35-50 to drive depending on the time of day.

Schools –  There are 11 secondary schools, 59 primary schools and 56 preschools which cater for nearly 30,000 children. Some of the more popular schools include; All Saints Catholic Primary School, Moana Primary School, Seaford Secondary College. For those looking for tertiary education, the region also includes access to Flinders University and the O’Hallaran Hill Tafe.

The economy

The region is also made up of industrial & hardworking people with a strong work ethic. Commercial activity in the city ranges from small local businesses to worldwide leading exporters. The City of Onkaparinga (map) features a thriving economy, by renewing the old economy to capitalise on new opportunities on both a local and international scale.

The region’s economy features a range of small & medium sized business that service industries such as; wine, food, and tourism provided by the rural regions, national parks and beaches. In addition, the region is also beginning to support some very successful emerging industries such as medical devices, cosmetics, water, environmental products and advanced manufacturing. Lonsdale is the main industrial area with secondary areas at Hackham, Seaford, and Aldinga.

The Seaford region provides over 35,000 jobs for local residents who are looking for employment opportunities locally, with more to come as construction activity grows.

 

The City encompasses a total land area of about 518 square kilometres, including coastline, beaches, hills and hinterland

According to APM Data, the median house price in the four Seaford suburbs is as follows (as of Septmeber 2017):

Seaford – $362,500

Seaford Heights – $375,000

Seaford Meadows – $393,250

Seaford Rise – $410,000

The median prices mentioned shows affordability in terms of house prices for first home buyers who are looking for houses below $400,000 whilst being within close proximity to the Adelaide CBD region. Some of the other desirable suburbs for first home buyers include the following:
