Why the suburb of Oxenford?
The suburb is less than 20 km away from the Gold Coast CBD and is only a short 15-minute drive to the beautiful beaches of the Gold Coast region. Oxenford is also within 57kms of the Brisbane CBD – for those looking to live away from Queensland’s largest city. Some reasons why first home buyers might find Oxenford as a suitable first home choice include:
Variety & Lifestyle – One of the key features of Oxenford is its proximity to the Gold Coast CBD and the Surfers Paradise beaches. The suburbs have a lot to offer for first home buyers and their families:
- The famous Gold Coast theme parks
- Parks
- Bunnings
- Oxenford Village & Oxenford Square shopping centres
- A range of specialty, café, restaurant, pubs, food and service outlets
Therefore, first home buyers in Oxenford can enjoy all the benefits of community living but with easy access to everything the area has to offer. It is ideal for families as it is an established, yet growing suburb and has something for everyone – i.e. young couples & families.
Transport & Location – Oxenford is a short drive from the centre of Gold Coast, with the M1 connecting the area with the city of Gold Coast. Furthermore, the M1 also connects Oxenford residents to the north, up to the Brisbane CBD & International airport. Bus services run from Oxenford to Gold Coast and the closest train stations in Helensvale & Coomera.
Whilst there is no train line operating to Surfers Paradise, residents of Oxenford can get to Gold Coast via a short train trip from Helensvale to Nerang or Varsity Lakes for those looking to commute to work. For those working in Brisbane, the train trip from Helensvale to the CBD takes about 50 minutes.
Schools – There are plenty of childcare and early learning centres in Oxenford & surrounding suburbs, making it the ideal suburb for young families. As the population in the suburb continues to grow with more development, more childcare centres are opening and capacity in the schools is being increased.
There are a number of primary schools and several secondary schools, both state and specialised schools servicing the suburb of Oxenford. The two most popular schools in the region include:
- Oxenford State School
- Gaven State School
The M1 links Oxenford with the Gold Coast CBD & Brisbane CBD
The Oxenford economy
Oxenford supports a diversity of housing accommodation and businesses that contribute to the vibrancy of the area. Oxenford has been identified to include a District Centre which will act as a commercial and community focal point for the Oxenford Community and to support the City’s System of Activity Centres. Oxenford is recognised as a primary gateway to the Gold Coast and Hinterland.
The potential for employment on the northern Gold Coast has made Oxenford a good place to live for young first home buyers looking for stable work.
The median/average age of the population of Oxenford is 34 years of age.
The future construction of new housing will continue to be a driver of economic growth in Oxenford and surrounding regions.
Oxenford first home buyer housing
With the median house price in Gold Coast’s inner suburbs considerably more expensive and the fact that Oxenford is an area located close to the Gold Coast CBD, it is no surprise that Oxenford and surrounding areas are so popular with aspiring first home buyers, especially those looking to take advantage of the QLD FHOG by buying or building brand new housing. The area also has plenty of established housing below the stamp duty exemption threshold in Queensland.
According to APM Data, the median house prices are as follows (as of March 2018):
Oxenford (Houses) – $533,000
Oxenford (Units) – $317,300
The median prices mentioned prices mentioned above are significantly lower than Gold Coast’s median house price, especially for those looking to buy within a close proximity to the CBD. For first home buyers looking to buy a townhouse or unit, there are considerably cheaper options with the median unit price at $317,300 (as of March 2018) – an option for first home buyers looking for entry-level housing.
A boom in the construction industry in QLD has also resulted in a greater number of land blocks becoming available in the area and allowing first home buyers take advantage of the $20,000 FHOG in QLD (for a total purchase price below $750,000). This means there is plenty of supply for first home buyers to take advantage of when buying their first home. For those looking to buy an established property, the QLD Government offers stamp duty exemptions for properties that are priced below $505,000.
