Quick Guide: What incentives/grants are on offer in my state in 2025?

As 2025 is already upon us, it is a good idea for first home buyers to refresh themselves with what the State Government is offering in terms of grants, exemptions & concessions. Whilst there haven’t been many changes, we have summarised each state’s current (effective 1 Jan 2025) First Home Owner Grant (FHOG) and stamp duty assistance measures for aspiring first home buyers – if you need any further clarification be sure to book your free FHBA Discovery Session with a first home buyer expert:

Federal Government – Available to all Australians (regardless of State)

FHBG Supporting eligible first home buyers, as individuals or joint applicants to buy their first home sooner with as little as 5% and avoid LMI
FHBG Assisting single parents or legal guardians of at least one child to purchase their first home with a deposit as little as 2%
RFHBG Helping first time home buyers located in the regional areas of Australia to buy a home sooner, with as little as 5% in savings or gifted funds

ACT

FHOG  Not available for applicants who have signed a contract since 01 July 2019
Stamp Duty Exemption NIL duty is payable all types of homes provided your income is below the threshold of $250,000 for couples and up to $273,000 with 5 or more dependents
Stamp Duty Concessions There is a full stamp duty exemption available as outlined above

NSW

FHOG $10,000 is available for house and land purchas price up to $750,000 and up to $600,000 for brand new townhouses apartments or a built house
Stamp Duty Exemption No stamp duty for eligible first home buyers who purchase a new or existing dwelling under $800,000
Stamp Duty Concession Discounted stamp duty for eligible first home buyers who purchase a new or existing dwelling between the value of $800,000 and $1,000,000

NT

FHOG Has recently increased to $50,000 for building or buying a brand new home with no Cap on the property purchase price.

If you buy an established property you can get up to $10,000 with no price cap.

Stamp Duty Exemption If you plan to buy a house and land package in the NT) you may be eligible for an exemption on stamp duty.
Stamp Duty Concession As outlined above there are no concessions available for established homes, you can only get a full exemption for brand new homes

QLD

FHOG Remains at $30,000 (until 30 June 2025) for builders or purchasers of new homes up to $750,000
Stamp Duty Exemption No stamp duty for eligible first home buyers who purchase a new or existing dwelling under $700,000
Stamp Duty Concession Discounted stamp duty for eligible first home buyers who purchase a new or existing dwelling between the value of $700,000 and $800,000

SA

FHOG Remains at $15,000 for builders or purchasers of new homes with no price limit
Stamp Duty Exemption No stamp duty is applicable for all first home buyers who build brand new homes (regardless of the price of the land
Stamp Duty Concession As outlined above, a full stamp duty exemption is available if you are building your first home

TAS

FHOG Remains at $10,000 after the Tasmanian Government reduced the FHOG from 01 July 2024
Stamp Duty Exemption No stamp duty for eligible first home buyers who purchase a established dwelling under $750,000
Stamp Duty Concession As outlined above, there is a full stamp duty exemption for purchases of established homes below $750,000

VIC

FHOG $10,000 grant for building or purchasing a new house/townhouse/apartment up to $750,000
Stamp Duty Exemption No stamp duty for eligible first home buyers who purchase a new or existing dwelling under $600,000

WA

FHOG Remains at $10,000 for purchases up to $750,000 or $1,000,000 depending on which part of WA you are purchasing your first home (all Perth Metro buyers value must not exceed $750,000)
Stamp Duty Exemption No stamp duty for eligible first home buyers who purchase a new or existing dwelling under $450,000
Stamp Duty Concession Discounted stamp duty for eligible first home buyers who purchase a new or existing dwelling between the value of $430,001 and $600,000

Could there be any other first home buyer incentives I am eligible for?

FHBA has got it’s very own first home owner incentive program. The FHBA 50 Rebate is an exclusive cash rebate of 50% of ‘referral fees’ available to eligible FHBA first home buyer clients, designed to boost first home buyers overall financial position upon moving into their first home. First home buyers should also be aware that some governments offer other first home buyer assistance programs and incentives, such as shared equity schemes. Your FHBA Coach will be able to go through what you may be eligible for in your area in your FHBA Discovery Session.
