Why the Salisbury region?

SALISBURY has been identified as an affordable first home buyer hotspot by many property experts. Adelaide is considered one of the most liveable cities in Australia as it offers a quiet and relaxed lifestyle for aspiring first home buyers looking for this type of living. There are various reasons why Salisbury is considered to be a first home buyer hotspot, some of these include:

Variety & Lifestyle – With the availability of land for residential and industrial development, an abundance of parks and recreational facilities, university and TAFE campuses, military base, airport and a major bus and train hub in the City centre, the City of Salisbury offers an enviable lifestyle for residents. Residents of Salisbury can enjoy some of the following in their own region:

  • Parks for relaxing and recreation
  • Wetlands to learn from and explore
  • Recreation centres for the popular much-loved sports (such as AFL & Soccer)
  • An aquatic centre
  • Libraries, adult learning centres and the arts

Salisbury, therefore, offers a wealth of ways residents can enrich their lives and enjoy their leisure time.

Transport & Location – Adelaide Metro runs trains to and from Adelaide (to the South) and Gawler (to the North) from Salisbury operate every 15 minutes at off-peak times on Monday to Friday and every 30 minutes during the day on Saturday and Sunday. In the evening, services run every hour. In morning peak hours, there are several trains that run non-stop or with limited stops between Salisbury and Adelaide.

For those looking to drive to the Adelaide CBD, the trip is approximately 30 mins via the Salisbury Highway & Princes Highway.

The Salisbury region also has an extensive bus network that connects residents with surrounding suburbs to the east and west of Salisbury where residents don’t have access to a train station.

Schools –  Educational institutions include more than 20 kindergartens and pre-schools, more than 30 primary schools, and 10 secondary (or high) schools.

The Salisbury region prides itself on the extensive tertiary education options for the people of Adelaide:

  • The University of South Australia Mawson Lakes Campus is a specialist science and technology institution
  • TAFE SA Salisbury is a hub for language, literacy and numeracy and English language preparation, as well as offering training programs in necessary services for the community (e.g. nursing)
  • TAFE SA Parafield is located within Parafield airport and is dedicated to the training of pilots

Salisbury is home to Adelaide’s largest mixed-use sites

The Salisbury economy

The Salisbury city is widely recognised as a national leader in a range of industries from defence, electronics and technology industries and environmental endeavours, as well as a centre for manufacturing plants, factories, distribution outlets and warehousing. However, Salisbury is also home to quality residential land which makes it attractive for residents to live here.

There were 50,798 jobs located in the City of Salisbury in the year ending June 2016

With over 140,000 residents, Salisbury is also the State’s most productive manufacturing region, the source of considerable innovation and has undergone substantial residential and commercial growth in recent years.

The region is home to important industries, such as:

  • Defence
  • Electronics
  • Automotive
  • Information and communication technology.

There are more than 4,000 businesses in the City of Salisbury, ensuring plenty of jobs are on offer for local residents in the Salisbury region.

Salisbury first home buyer housing

The city of Adelaide is consistently voted as one of the world’s most liveable cities, which means it is no surprise that the City of Salisbury is popular for aspiring first home buyers, especially those looking to take advantage of the SA FHOG.

According to APM Data, the median prices in Salisbury are as follows (as of November 2017):

Salisbury Houses – $320,000

Salisbury Units – $226,000

The median prices mentioned above shows the region is a very affordable place to live for aspiring first home buyers. First home buyers are able to take advantage of SA FHOG of $15,000. Unfortunately, the SA Government doesn’t provide any stamp duty exemptions/concessions for first home buyers looking to buy established and new housing.

Other popular & affordable suburbs in the Salisbury region include:

  • Mawson Lakes
  • Para Hills & Para Hills West
  • Parafield & Parafield Gardens
  • Salisbury Downs

A boom in the construction industry in Adelaide has also resulted in a greater number of house & land packages becoming available in the area and allowing first home buyers take advantage of the $15,000 FHOG in SA and affordable prices in the area.
