The City of Salisbury is a local government area located on the northern fringes of Adelaide, South Australia. The Salisbury region is approximately 25km’s from the Adelaide CBD and is considered to be one of the largest growing areas in Adelaide’s metropolitian area.  The region enjoys a Mediterranean climate, having cooler, wet winters and warm to hot, dry summers.

Why the Salisbury region?

SALISBURY has been identified as an affordable first home buyer hotspot by many property experts. Adelaide is considered one of the most liveable cities in Australia as it offers a quiet and relaxed lifestyle for aspiring first home buyers looking for this type of living. There are various reasons why Salisbury is considered to be a first home buyer hotspot, some of these include:

Variety & Lifestyle – With the availability of land for residential and industrial development, an abundance of parks and recreational facilities, university and TAFE campuses, military base, airport and a major bus and train hub in the City centre, the City of Salisbury offers an enviable lifestyle for residents. Residents of Salisbury can enjoy some of the following in their own region:

Transport & Location – Adelaide Metro runs trains to and from Adelaide (to the South) and Gawler (to the North) from Salisbury operate every 15 minutes at off-peak times on Monday to Friday and every 30 minutes during the day on Saturday and Sunday. In the evening, services run every hour. In morning peak hours, there are several trains that run non-stop or with limited stops between Salisbury and Adelaide.

For those looking to drive to the Adelaide CBD, the trip is approximately 30 mins via the Salisbury Highway & Princes Highway.

The Salisbury region also has an extensive bus network that connects residents with surrounding suburbs to the east and west of Salisbury where residents don’t have access to a train station.

Schools –  Educational institutions include more than 20 kindergartens and pre-schools, more than 30 primary schools, and 10 secondary (or high) schools.

The Salisbury region prides itself on the extensive tertiary education options for the people of Adelaide:

  • The University of South Australia Mawson Lakes Campus is a specialist science and technology institution
  • TAFE SA Salisbury is a hub for language, literacy and numeracy and English language preparation, as well as offering training programs in necessary services for the community (e.g. nursing)
  • TAFE SA Parafield is located within Parafield airport and is dedicated to the training of pilots

Unfortunately, the SA Government doesn’t provide any stamp duty exemptions/concessions for first home buyers looking to buy established and new housing.
