Why the suburb of Nollamara?

The suburb is less than 10 km away from the Perth CBD and is only a short 15-minute drive to one of Perth’s most popular beaches in Trigg beach. Previously known as a lower socioeconomic area, Nollamara has gone through a period of significant change over the past decade that is also expected to happen well into the future. Some reasons why first home buyers might find Nollamara as a suitable first home choice include:

Variety & Lifestyle – One of the key features of Nollamara is it’s proximity to the Perth CBD and Perth’s beaches. The suburbs have a lot to offer for first home buyers and their families:

  • Library
  • Parks
  • Nollamara Shopping Centre is centrally located and provides for local daily needs
  • A range of specialty, café, restaurant, food and service outlets
  • Community recreational centre and facilities for lawn bowls and tennis.

Therefore, first home buyers in Nollamara can enjoy all the benefits of community living but with easy access to everything the area has to offer. It is ideal for families as it is an established & growing suburb and has something for everyone – i.e. young couples & families.

Transport & Location – Nollamara is a short drive from the centre of Perth, with the Mitchell Freeway connecting the Nollamara area with the city of Perth. Bus services run to the Perth CBD as well as Stirling Station (which is located in the middle of the freeway)

The train journey from Perth CBD to Stirling takes about 10 mins, offering a short trip and allowing you to spend more time with your family & friends.

Schools –  There are plenty of child care and early learning centres in Nollamara & surrounding suburbs, making it the ideal suburb for young families. As the population in the suburb continues to grow with more development, more child care centres are opening and capacity in the schools is being increased.

There are a large number of primary schools and several secondary schools, both state and specialised schools servicing the suburb of Nollamara.  The two most popular schools in the region include:

  • West Coast Senior School

Whilst Nollamara is predominantly a residential area, it has contributed to the construction activity in the Perth metropolitan area. Development is occurring with many of the older homes being replaced by units and duplex developments. This has resulted in the decrease of Department for Housing and Works properties.

An analysis of the jobs held by the resident population shows the three most popular industry sectors were:

  • Professionals
  • Trade workers
  • Community & Personal services personnel

There are over 900 different businesses in the Nollamara region, providing for local employment options.

Housing redevelopment is expected to be a continued driver of economic growth in Nollamara.

With the median house price in Perth’s other inner suburbs considerably more expensive and the fact that Nollamara is an area located close to the Perth CBD, it is no surprise that Nollamara and surrounding areas are so popular with aspiring first home buyers, especially those looking to take advantage of the WA FHOG by buying brand new housing. Older homes are being replaced with new townhomes and there has been a surge in young families and professionals populating the suburb.

According to APM Data, the median house prices in Nollamara are as follows (as of March 2018):

Nollamara (Houses) – $380,000

Nollamara (Units) – $300,250

The median prices mentioned prices mentioned above are significantly lower than Perth’s median house price, especially for those looking to buy within such close proximity to the CBD.  For first home buyers looking to buy a townhouse or unit, there are considerably cheaper options with the median unit price at $300,250 (as of March 2018).

A boom in the construction industry in WA has also resulted in a greater number of townhouses becoming available in the area and allowing first home buyers take advantage of the $10,000 FHOG in WA (for a purchase price below $750,000). This means there is plenty of supply for first home buyers to take advantage of when buying their first home. For those looking to buy an established property, the WA Government offers stamp duty exemptions for properties that are priced below $430,000.
