Queensland Government removes stamp duty from 01 May 2025

Queensland first home buyers will be eligible for a full stamp duty exemption on purchases of vacant land for construction of their first home, from 01 May 2025.  This change is expected to save buyers tens of thousands of dollars in upfront costs and make first home ownership more achievable.

What changes are effective from 01 May 2025?

You can claim a first home vacant land concession for transfer (stamp) duty when purchasing vacant land to build your first home, subject to meeting the eligibility criteria. For contracts signed into:

  • before 1 May 2025, if the value of the vacant is under $500,000, you could save up to $10,675
  • from 1 May 2025, you will avoid any duty on residential vacant land.

This essentially means you can save up to $17,000 in stamp duty on a vacant land purchase of $500,000

Is the First Home Owners Grant (FHOG) still available?

The first home owner/buyer grant is available to eligible applicants who purchase or build a new home in Queensland, it currently stands at $30,000 – it expected to remain at this level 30 June 2026, the QLD Government will announce .  The first home builders grant in QLD is only applicable on the purchase or construction of new dwellings up to a total combined value of $750,000.

What properties can I purchase?

  • Established homes up to $700,000 with no stamp duty
  • Established homes up to $800,000 with discounted stamp duty amounts
  • Vacant Land up to any value without any stamp duty from 01 May 2025
  • Build a home under $750,000 to receive the $30,000 FHOG
