Northgate is a suburb located only 10kms North-East of the Adelaide CBD in South Australia. Lightsview is a suburb located next to Northgate, which was created in 2016 from parts of Northage with the new development.

Boasting lovely parks, shopping centres and city light views, this suburb of Northgate prides itself on community and safety.  Some reasons why first home buyers might find Northgate as a suitable first home choice include:

Variety & Lifestyle – One of the key features of Northgate is the fact that it has everything that you need close by. It has a lot to offer for first home buyers:

  • Green Acres and North Gate Shopping Centres are accessible by public transport as well as by car and have ample car parking spaces on site.
  • Plenty of supermarkets, specialty stores and a wide range of dining choices
  • Plenty of sports facilities for your children and adults to enjoy

Transport & Location – Bus services run regularly through the township of Northgate and commute to all directions. Main services run from Grand Junction Road and Fosters Road.

As Northgate is only located about 10kms to the Adelaide CBD, commuting by bus and driving is the preferred method of most residents living in Northgate.

Schools –  All levels of educational services can be found in Northgate & surrounding suburbs, including childcare centres and early learning centers, primary schools & high schools. The area has a combination of private and state schools that are very accessible by either foot or public transport with Cedar College situated right in the heart of the suburb.

There are a number of primary schools and several secondary schools servicing the suburb of Northgate.  The most popular schools in the region include:

  • Northfield Primary School
  • Hillcrest

The Northgate economy

With the centre of Northgate being approximately 8km from Adelaide’s CBD, the city’s employment opportunities are easily accessible by car, bus or bicycle.

As part of SA’s 30-year development plan, the Gepps Cross Trade Centre is underway and has been master planned over 7ha of land which sits adjacent to the Gepps Cross Homemaker Centre. The sites have frontage to Port Wakefield Road and the newly constructed Matthews Road. The Trade Centre is being marketed to light industrial and hardware users and retailers,which is expected to create plenty of jobs for local residents.

With the suburb median age at only 33 and with 84% of the population under the age of 50, the area is suitable for young/middle-aged first home buyers looking to settle in the area.

According to APM Data, the median house prices are as follows (as of July 2018):

Northgate (Units) – $415,000

Lightsview (Houses) – $480,000

Lightsview (Units) – $339,000

The median prices mentioned prices mentioned above are higher than Adelaide City’s median price but they do offer benefits such as the proximity to the Adelaide CBD.  For first home buyers looking to buy a house in the suburb next door, Lightsview there are opportunities well under $500,000 – an option for first home buyers looking for entry-level housing. There are also some new townhouses & apartments in the area for those looking for low maintenance living in the suburbs of Northgate and Lightsview.

First home buyers can take advantage of the $15,000 FHOG in SA (for a total purchase price below $575,000 for houses). This means there is plenty of supply for first home buyers to take advantage of when buying their first home in the region. More importantly, for those looking to buy an established property, unfortunately no assistance is available for first home buyers.
