Dayton, Western Australia is a relatively new and fast-growing suburb located about 20–25 km northeast of Perth CBD, within the City of Swan. Established in 2011, it forms part of Perth’s expanding urban growth corridor and is especially popular with young families, first-home buyers, and investors due to its modern housing developments and affordability compared to inner-city areas. The suburb sits close to the well-known Swan Valley wine region, giving residents a mix of suburban living and access to wineries, dining, and natural attractions. Dayton has experienced strong population growth and development in recent years, reflecting its increasing demand and appeal.

In terms of local amenities, Dayton is designed as a family-friendly community with parks, playgrounds, and open spaces such as Dayton District Open Space, along with nearby attractions like Whiteman Park and Caversham Wildlife Park. While the suburb itself is still developing, essential services and lifestyle facilities are steadily expanding, supported by nearby established areas.

Shopping options are conveniently accessible, with residents relying on nearby centres such as Brabham Shopping Centre, Ellenbrook Town Centre, and Midland Gate Shopping Centre, all just a short drive away. These hubs provide supermarkets, retail stores, dining, and everyday services, making Dayton a practical place to live despite being a newer suburb.

For education, the suburb is served by Dayton Primary School (opened recently to support the growing population), along with nearby schools like Caversham Primary School. As the area continues to expand, more educational facilities are expected to be developed to meet demand from the increasing number of families moving into the area.

Transportation in Dayton is one of its strong points, with direct access to major roads such as Reid Highway, allowing relatively easy travel to Perth CBD (around 25 minutes by car). The suburb is also close to Perth Airport and is set to benefit from improved public transport links, including nearby train line developments connecting Ellenbrook to Morley, which will further enhance connectivity for commuters.

Overall, Dayton offers a modern suburban lifestyle with strong growth potential, making it an attractive option for those seeking affordability, new housing, and proximity to both nature and key urban amenities in Perth.
