Deanside is a rapidly developing suburb located about 24 km west of Melbourne’s CBD, within the City of Melton. Officially established in 2017 from parts of Rockbank and Plumpton, it has quickly attracted young families, first-home buyers, and investors. As of the 2021 Census, the suburb had a population of around 650 residents, but numbers are growing rapidly due to ongoing housing developments. 

The area is largely composed of separate houses with an average household size of three people, and most properties are owner-occupied with a mortgage. Deanside is well-connected, with quick access to the Western Freeway, making the CBD and Tullamarine Airport reachable in under 30 minutes. Rockbank and Caroline Springs train stations are just a short drive away, complemented by local bus routes. The suburb offers a family-friendly lifestyle with multiple schools such as Deanside Primary School, Creekside K–9 College, Brookside P–9 College, and Springside West Secondary College, as well as plenty of parks, playgrounds, and access to scenic walking trails along Kororoit Creek. 

Shopping needs are met by nearby centres including Caroline Springs Square, Watergardens Town Centre, and Taylors Hill Village, while dining options range from casual cafés to international cuisine. Recreational opportunities include golf courses, Melton Reservoir, Werribee Open Range Zoo, and various cultural attractions. Property prices have been steadily rising, with median house prices between $640,000 and $700,000 and rental yields around 4–4.5%, reflecting its appeal as a growth corridor. While crime rates are above the Victorian average, recent data shows a decline, and ongoing community development is helping to strengthen the area’s livability and investment potential.

How much is it?

Eligible FHBA first home buyer clients will be entitled to a 50% cash rebate on the total referral fees paid to FHBA (FHBA Pty Limited) from the new home provider you proceed with (should FHBA have a referral agreement with the provider)

The FHBA 50 Rebate will typically range from $2,500 to $12,000 depending on factors such as the property type, property location and property builder.

The rebate will be paid after the full referral fees are received by FHBA from the new homes provider first

Eligible Properties

To be eligible, the property must be from an FHBA new homes provider partner or approved by FHBA first

Example

A first home buyer couple meet an FHBA Coach and tell the Coach about their desired property. After working out their budget, the Coach show’s them a range of properties from FHBA’s New Homes partners. The QLD couple are interested in a house & land package through an FHBA partnered builder. The builder completes the sale with the client including some custom inclusions. The builder pay’s FHBA an agreed referral fee of $15,000.” “The couple will be entitled to the following government grant and incentives:
