Thornlands is a rapidly growing coastal suburb in Redland City, Queensland, situated approximately 32 km southeast of Brisbane’s CBD. Once a farming area, it has transformed into a thriving residential community and is now one of the fastest-growing suburbs in the Redlands Coast.

As of the 2021 Census, Thornlands had a population of 19,263 residents living in 6,783 dwellings, with an average household size of 2.89. The median age is 36, slightly younger than the Queensland average of 38. The suburb is predominantly composed of family households, with 84% being families and 72% of residents born in Australia.

Thornlands has experienced significant growth in its property market. The median house price is approximately $985,000, reflecting a 13.9% annual increase. For three-bedroom houses, the median price is around $822,500, while four-bedroom houses are around $980,000. Units have a median price of $648,000, with three-bedroom units reaching about $662,500, showing an 18.7% growth over the past year.

The rental market is also strong. Three-bedroom houses have a median weekly rent of $590, and four-bedroom houses rent for approximately $700 per week. Units rent for about $600 per week. Rental yields are solid, with houses at around 3.9% and units at 4.2%.

Thornlands offers a family-friendly environment with a mix of suburban tranquility and convenient access to urban amenities. The suburb features several parks and recreational areas, including the Redlands District Rugby League Football Club and Pinklands Netball and Pony Club. A major addition to local infrastructure is the $70 million Paradise Garden Shopping Village, which opened in May 2024. The complex includes a Coles supermarket, Liquorland, bakery, beauty services, a KFC, BP service station, and a medical hub with a gym, dentist, and pharmacy.

While Thornlands does not have a train line, it is accessible by major roads such as Boundary Road, Cleveland-Redland Bay Road, and Wellington Street. Public transport is limited, but residents value the reduced traffic and low crime rate that comes with it.

Overall, Thornlands is a desirable suburb that combines coastal living with suburban comfort. Its strong property performance, family-oriented community, and expanding infrastructure make it an appealing choice for a wide range of residents.
