Warnervale is a suburb in the Central Coast region of New South Wales, located about 101 km north of Sydney and just north of Wyong, with a postcode of 2259. 

Surrounded by suburbs such as Jilliby, Halloran, Wallarah, Hamlyn Terrace, Wadalba, and Watanobbi, it offers a mix of peaceful residential living and easy access to key amenities. According to the 2021 Census, it has a population of 701, a median age of 34, and an average household size of 3.1 people. 

Transport options are convenient, with Warnervale railway station on the Main Northern line providing services to Sydney and Newcastle, local bus connections, and proximity to the Pacific Highway and M1.

 The suburb is home to Porters Creek Public School, MacKillop Catholic College, and Lakes Grammar, catering to its growing young population. Popular local spots include Warnies Café, a heritage-listed gathering place, and the Warnervale Wildcats Sports Club, which offers rugby, netball, and cricket. Residents enjoy a relaxed, community-oriented lifestyle with access to green spaces, Westfield Tuggerah for shopping, and cultural attractions in nearby Wyong.

The property market has seen strong growth, with a median house price of around $1.15 million and a rental yield of 4.2%. While the long-planned Warnervale Town Centre has not yet materialised and some development plans have been scaled back, the Greater Warnervale Structure Plan aims to guide sustainable future growth.

How much is it?

Eligible FHBA first home buyer clients will be entitled to a 50% cash rebate on the total referral fees paid to FHBA (FHBA Pty Limited) from the new home provider you proceed with (should FHBA have a referral agreement with the provider)

The FHBA 50 Rebate will typically range from $2,500 to $12,000 depending on factors such as the property type, property location and property builder.

The rebate will be paid after the full referral fees are received by FHBA from the new homes provider first

Eligible Properties

To be eligible, the property must be from an FHBA new homes provider partner or approved by FHBA first

Example

A first home buyer couple meet an FHBA Coach and tell the Coach about their desired property. After working out their budget, the Coach show’s them a range of properties from FHBA’s New Homes partners. The QLD couple are interested in a house & land package through an FHBA partnered builder. The builder completes the sale with the client including some custom inclusions. The builder pay’s FHBA an agreed referral fee of $15,000.” “The couple will be entitled to the following government grant and incentives:
