Over the last few years, we’ve led the way in offering modern housing solutions for first home buyers looking to buy a house, townhouse, apartment or duplex!  Now we want to do more for first home buyers – we want to give you real cash help as well!

When it comes to buying a new property, which is a typical requirement to obtain the First Home Owners Grant (FHOG) from the government, it is a typical industry-wide practice for new home providers (e.g. property developers and home builders) to pay referral fees to the refer (usually professionals such as Mortgage Brokers) when the referred customer purchases a property they are selling. While referral fees are common in the new property industry, we believe that property referral fees are often ‘excessive’.

In line with our goal to provide first home buyers with the best help possible, we have decided that we want to provide our FHBA clients with a 50% cash rebate on any property referral fee we receive from the new property provider you choose to purchase from. We call this the FHBA 50 rebate. This cash rebate designed to give back to the first home buyer when they are most in need of additional funds.

The FHBA 50 Rebate amount varies from property to property, but potentially it could be in the thousands, thereby giving you extra dollars to pay down your home loan or purchase new furniture for your first home!

THE PROCESS

1. FINANCE

If you are looking to buy a brand new FHOG eligible home your FHBA Coach or a member of the FHBA Services Community will organise a home loan pre-approval, so you know exactly what you can afford. Your FHBA Coach will conduct a fact find and offer a range of loan options that meet your requirements and circumstances

2. SEARCH & SELECT

Once you know what you can afford your FHBA Coach will refer you to a New Home Consultant, who is licensed and qualified to help you find that brand new dream home. You can start your search on our FHBA New Homes Portal, however your new home consultant will be able to offer even more options.

3. SETTLE

Once you have decided which new home you want to purchase from the FHBA New Homes panel of options and you have received unconditional loan approval from your FHBA Coach – it is time to settle on your brand new home! After you have settled, FHBA will provide you with a cash rebate of 50% of the total property referral fees earned in relation to your first home purchase!

 The following eligibility criteria will apply 

  • Available for ‘Brand New’ purchases only; including townhouses, apartments & freestanding houses
  • Purchase must be made through one of FHBA’s partner’s or a new property provider approved by FHBA
  • Your ‘first home loan’ must be arranged through FHBA Mortgages (exceptions may apply)
  • The FHBA 50 Rebate is paid in addition to your State’s First Home Owners Grant & Stamp Duty concessions
  • Complimentary Insurance Consultation with FHBA Protect to ensure you are protected
  • You must agree to the full terms and conditions outlined in our client agreement new homes service before buying

Eligible FHBA first home buyer clients will be entitled to a 50% cash rebate on the total referral fees paid to FHBA (FHBA Pty Limited) from the new home provider you proceed with (should FHBA have a referral agreement with the provider)

The FHBA 50 Rebate will typically range from $2,500 to $12,000 depending on factors such as the property type, property location and property builder.

The rebate will be paid after the full referral fees are received by FHBA from the new homes provider first

  • Townhouse/Unit

  • Display Homes

  • Dual Living

Example

EXAMPLE

A first home buyer couple meet an FHBA Coach and tell the Coach about their desired property. After working out their budget, the Coach show’s them a range of properties from FHBA’s New Homes partners. The QLD couple are interested in a house & land package through an FHBA partnered builder. The builder completes the sale with the client including some custom inclusions. The builder pay’s FHBA an agreed referral fee of $15,000.” “The couple will be entitled to the following government grant and incentives:

Not only can our Coaches provide you with the very latest info, but they can also assess your potential State FHOG & FHBA 50 Rebate eligibility plus conduct a complimentary new home search for other potential new homes that may also suit your needs but are currently not shown on our website.

What if I have already found a brand new home?

Whilst we have access to thousands of brand new FHOG eligible homes, we understand that we don’t have access to all the available options across Australia. However, that doesn’t mean we can’t help you secure a brand new home with your preferred builder/developer!

Before making contact with the developer/builder, you may want to consider making contact with FHBA first. Why?

1 – We can use the power of our brand and our market position to negotiate with your preferred new home project

2 – We may be able to get you a discount on the price advertised by the project marketing team

3 – Even if we can only get you the same price as advertised, we may still be able to offer you our FHBA 50 Rebate (provided the developer/builder is looking to pay a referral fee to us for referring a client to them) – potentially giving you back thousands!

This strategy will allow us to give more back to first home buyers in addition to any government Grants & incentives you may already be eligible for.
