Greenacres is a well-established residential suburb located about 9 km northeast of Adelaide’s CBD, within the City of Port Adelaide Enfield. It offers a blend of older character homes and newer developments, making it a popular choice among first-home buyers, young families, and investors. With a mix of cultural diversity and community-oriented living, Greenacres continues to grow in both popularity and value.

The suburb’s housing market is relatively affordable for its location. As of mid-2025, the median house price is around $655,000, with units averaging about $420,000. The area has seen steady capital growth over recent years, with homes typically spending just 20 to 30 days on the market. Rental yields are solid, with houses leasing for about $520 per week and units for around $390, generating returns in the range of 4.3% to 4.8%.

Greenacres offers convenient access to amenities. The Greenacres Shopping Centre is the main retail hub, featuring a Coles supermarket, medical clinics, takeaway food outlets, and essential services. Northgate Shopping Centre is also nearby, providing additional retail options and big-name stores. Residents have easy access to a range of cafes, local businesses, and community facilities.

The suburb is known for its parks and open spaces. Broadview Oval and nearby reserves offer playgrounds, sporting fields, and picnic areas. The scenic Linear Park Trail is a short drive away, ideal for walking and cycling. The suburb’s tree-lined streets and moderate green coverage contribute to its pleasant residential feel.

In terms of education, Greenacres is well serviced. Local options include Hampstead Primary School, St Martin’s Catholic Primary School, and nearby Roma Mitchell Secondary College. There are also early learning and childcare centres throughout the area.

Public transport is reliable and well-connected. Several bus routes run along Hampstead Road and North East Road, providing direct links to the CBD and surrounding suburbs. Driving to the city takes around 15 to 20 minutes, and major roads like Grand Junction Road and the North-South Motorway are easily accessible.

Greenacres enjoys a solid reputation as a convenient, affordable, and increasingly desirable suburb for families and professionals alike. Its proximity to the city, access to transport, shopping, and schools, along with consistent property performance, make it a well-rounded choice for buyers and investors seeking growth and liveability in Adelaide’s inner northeast.
